Here are some tips we have for you to give you the best chance to sell your home!

1. What do you want?


“Why do you want to sell your home?” Do you need more room due to a growing family? Are you downsizing? Are you re-locating because of work? No matter what the reason for your move, Bluechip Realty, Inc. is here to make the process easier.

 

2. With Bluechip's help, determine your sales price.


 In today's market you will be competing with short sales and bank owned REO (Real Estate Owned). Therefore, it is important to discuss the recent sales in your immediate area and determine a realistic selling price to increase your chances of getting an offer in a timely manner. Bluechip Realty, Inc. is here to better assist you in determining the value of your home in an unstable housing market.

 

3. Create house appeal.


 Now it's time to get your home ready to show. Most people focus on the big things, but sometimes it is the little things that make the difference. The Bluechip mentality is that every time a potential buyer comes in to one of our listed properties they say " this is a house I could live in". You only get one chance to make a first impression. Make the little things a priority; New Light bulbs, Fresh paint, leaky faucets, weeds in the yard, worn screens, clean carpet, and clean windows all make a difference.

 

 

4. Marketing options.


Now that you have prepared your home for sale, it's time to get the word out.

5. Offer recieved.


Once the offer to purchase has been recieved, the next and most important thing is to make sure the buyer is prequalified, or pre-approved to buy your home. Bluechip will review the contract with you to make sure that all of the necesssary components are present.

 After you have reviewed the offer you have three options;

  • Accept the offer as is.
  • counteroffer
  • Reject the offer

Once the offer is signed by both parties it is now a legally binding contract.

 

6. Negotiation.


Every offer will most likely require some negotiation. Bluechip Realty, Inc. prides itself on protecting your best interest. We make sure that your needs are satisfied. Once we have successfully agreed on the terms of the sale we will prepare the contract.

 

7. Closing.


Congratulations! You have completed the negotiations and are ready for the close of the transaction. At this point you will need to be ready to have your home available for inspection, appraisal, and all contigencies(repairs, etc.). As long as there are no problems with your home, and the terms have been met, we can proceed to the closing of escrow.

 

8. Completion of sale.

 


Once the purchasing lender has forwarded the closing documents to escrow, you will then sign all of the necessary documents and the change in title will take place.

Things to remember;

  • Transfer utilites.
  • Gather all keys to home for buyer.
  •  Forward mail to new address.
  • Any other relavent information the new homeowner would want to know.
